If you’ve gotten quotes from multiple epoxy flooring contractors in Northern Utah, you may have heard the terms “diamond grinding” and “acid etching” (or “acid washing”). The prep method is the single biggest factor in how long your floor coating lasts.

What Is Acid Etching?

Acid etching uses a muriatic or phosphoric acid solution applied to the concrete surface. The acid reacts with the top layer of the concrete, creating a slightly rough texture that the epoxy can grip. It’s fast, cheap, and requires minimal equipment. That’s why a lot of contractors use it — especially lower-cost outfits trying to move quickly.

The problems: it leaves chemical residue in the concrete pores that interferes with adhesion over time. It doesn’t work on hard or dense concrete. It doesn’t remove oil, grease, or existing coatings. And moisture complications can cause adhesion failures from the start.

What Is Diamond Grinding?

Diamond grinding uses industrial grinders fitted with diamond-segment abrasive heads to physically remove the top surface layer of the concrete — like sanding wood before painting, but more aggressive and precise.

Diamond grinding removes any existing sealer, paint, or light contamination; opens the concrete’s pore structure mechanically; creates a consistent surface profile that coating manufacturers specify (CSP — Concrete Surface Profile); and exposes fresh, clean concrete that the epoxy can bond to directly. The result is a mechanical bond — the coating bonds into the concrete at a structural level.

Why It Matters in Northern Utah

Utah’s temperature swings are significant. Garages in Ogden, Brigham City, and Logan see temperatures from below 0°F in winter to 100°F+ in summer. Concrete expands and contracts with every swing. A floor coating with a weak bond will start to delaminate at the edges and high-flex points over a few years. We’ve seen acid-washed floors peeling in year three. We’ve seen diamond-ground floors still looking good at year eight.

What to Look for When Getting Quotes

Ask every contractor you talk to: “What surface preparation method do you use?” If the answer is acid etching, ask why they don’t use diamond grinding, and whether they warranty adhesion failures.
